Happy New Year!
Today is Tuesday, January 2nd.. There is an old Dutch proverb that says "He who is outside the door has already a good part of his journey behind him.' Meaning that the first step, no matter how tiny, means that you are already on your way. Whatever your dreams or goals are this year, I hope you will pursue them. You cannot live your life in fear! What wonders await you just on the other side of that fear...Push through-begin!Wishing you the best 2024!Today there will be plenty of sunshine, and a high of 51.Tonight will be mainly clear and col, with a low of 26.
Honey Hunters sad ending...No cash, only office furniture and equipment.Honey Hunter's owners NC Gas House Gang declared filed for Chapter 11 Bankruptcy in December. The company reported no cash on hand, and assets included seven Dell laptops, one MacBook Pro, four Dell monitors, three printers and eight handheld ticket scanners. They also reported office furniture including three desks, three office chairs and one filing cabinet.Their largest creditor is BKK Sports, to whom Gash Has House Gang owes $1.1 million for a seller note, and also $291,973.05 for league expenses. They also owe the N.C. Department of Revenue $140,000 for taxes , and the Department of the Treasury/IRS is also listed as a creditor with a claim for taxes of $126,402.72.The League and the City of Gastonia say they plan to field a team in 2024. It is unclear at this time where those plans are. Hopefully they can find an owner with deeper pockets, more knowledge about sports in general and baseball in particular, and a new team name that is more regionally appropriate.

Hey all you Sake fans...The Gastonia Sake is open again !
22 States raised the minimum wage yesterday- NC isn't one of them22 States minimum wage increased yesterday, and three more will raise minimum pay rates later in the year. North Carolina is not one of them. Some cities and counties are mandating even higher rates; Denver rates are $18.29 per hour, and in Tukwila Washington large employers must pay $20.29 per hour.North Carolina remains at $7.25 for non-tipped employees, and $2.13 for tipped employees. The Federal minimum wage of $7.25 was established in 2009, and hasn't risen since. If that number had kept pace with inflation, that number would now be over $22.At the current North Carolina minimum wage of $7.25 an hour, a full-time minimum-wage worker earns approximately $15,080 per year. This is approximately $1,000 less than the federal poverty level for 2016 for a family of one adult and one child, and more than $18,000 less than what it truly takes to make ends meet according to the Living Income Standard.

Retired dye plant in Lowell to be redeveloped
Situated at 1602 North Main Street Lowell, NC is a retired dye plant that has not been in operation since 2004. This property has been an eyesore to the community since the former dye plant shut its doors.
This 17.02 acre site boasts over 850 feet of frontage along the South Fork River and has over 25 abandoned structures from the previous dye plant. Residential neighborhoods are the predominant adjacent land uses, as well as Gaston County’s Poston Park to the north.
On December 14, 2021 the Lowell City Council unanimously voted to receive donation of the property to pursue a brownfield redevelopment of the site.
The architecture firm, Creech and Associates was selected in the August of 2021 to perform the conceptual master plan for this site. This process involved a high-level rendering of what amenities and layout of the site could look like. The planned redevelopment of this site would include: a new location for the City’s Public Works Facility and many recreational amenities such as:
-Connection to the Carolina Thread Trail
-Outdoor classrooms
-Multiple playgrounds
-Amphitheater
-Fishing pier
-Kayak launch
-Banquet hall
-Picnic shelters
-Volleyball courts
-Walking paths
-Obstacle courses, and more!
Steps forward will include citizen input on the amenities that may be offered at this site, a brownfield steering committee, and developing a plan to phase the project.
The City of Lowell has been working with a third-party environmental consultant, Mid-Atlantic Associates, for over 3 years to identify all environmental issues present on the site. The City has also utilized over 50 historical environmental reports from the property owner to determine the risk associated with this property. The North Carolina Department of Environmental Quality (NCDEQ) has been very active remediating the site over the past several years. The City of Lowell applied for a Brownfield Agreement with NCDEQ in order to bring this property back to life for a different use. The City of Lowell subsequently received a Letter of Eligibility (LOE) into the Brownfield program on November 16, 2021.
A "brownfields site" is an abandoned, idled or underused property where the threat of environmental contamination has hindered its redevelopment. The Brownfields Program is the state's effort to break this barrier to the redevelopment of these sites. Mid-Atlantic is an industry leader in Brownfield redevelopment. More than 500 sites around North Carolina have gone through with this process to redevelop these same types of properties. You have likely been to a brownfield site before and did not know. The US National Whitewater Center and the Bank of America Stadium are two local instances where brownfield sites were remediated and repurposed. Other regional examples include the Rocky Mount Event Center, Camden Center (Charlotte), Guilford Mills (Greensboro), Conover Station, Smith Property (Shelby), and many more.
More updates on this site to come.

Farm house in Crouse needs some love... $449,000
Beautiful farmhouse with so much character. The spacious 1.7 acre rural setting has much room for many outdoor possibilities. There is a barn, chicken house and many other storage structures on site. Step inside to see large rooms adorn the main living level. Each bedroom has a fireplace for that cozy ambiance but for aesthetic purposes only. The primary bedroom has it's own office space/flex space adjacent to it. Some updates have been done by the previous owner including one full bathroom. Upstairs is a unique space with wood walls preserved from the early era of this beauty. The upper level is not heated/cooled but there is more possibility to expand the living space here. There is a walk in crawl space area. This area of Crouse is outside the buffer zone of the proposed Piedmont Lithium plant area.

Jaguars 26, Panthers 0
Last week was a high, even though the Panthers lost. This week was just really discouraging.Don't even want to talk about it.The most interesting thing to happen (and not in a good way) is owner David Tepper dumping his drink on Jaguar fans. At least it looks that way...

The Panthers play Tampa Bay Sunday at 1:00 PM at home..last game of the season. Thankfully.
